House Rules

What we ask of you

Most of this is what you would do anyway. A few of them are conditions of our county permit, and those we cannot waive.

  • Occupancy

    Permit condition

    The estate sleeps up to 12 guests overnight. Children under three are not counted. Day guests are limited too — please ask us before inviting anyone beyond your party.

  • Quiet hours are 9pm to 7am

    Permit condition

    Amplified sound outdoors is not permitted at any time, which is a condition of our permit. Quiet hours themselves start at 9pm — earlier than the permit requires — because the valley carries sound and the neighbours are closer than they look.

  • Not a party or event venue

    The house is made for relaxed gatherings with family and friends. Celebrating a birthday or an anniversary with the people staying here is exactly what it is for; an event with guests arriving from elsewhere is not.

  • Pets are welcome

    Up to two dogs, agreed with us before you book. The fee is $300 per pet, per stay. Service animals are not charged. Please keep pets on a lead away from the house, clear up after them, and keep them off the beds and furniture.

  • The whole property is smoke-free

    No smoking or vaping anywhere at Morning Mist, indoors or outdoors — the terrace, the deck and the grounds included. Sonoma County fire risk is the reason. Anything left behind outdoors carries a cleaning charge, which is charged with your stay.

  • Parking

    Permit condition

    There is on-site parking for up to six vehicles. If you need room for more, tell us in advance. RVs are not permitted.

  • Pool heating

    The pool is not heated as standard. Heating is $150.00 per night, with 48 hours' notice. Add it when you book or ask us during your stay.

  • The pond

    Fishing and picnicking around the pond are welcome and included in your stay. Fishing is catch-and-release only — please do not eat what you catch. Swimming, kayaking and boating are not permitted.

  • The stables

    The horses and stables belong to a separate business on the land and can only be visited by prior arrangement, for your safety and the horses'.

  • The vineyard behind the house

    There is a decorative gate in the back garden, but those vines are a neighbouring estate's. Our own twelve acres are on the far side of the pond and you are welcome to walk them.

  • A working country estate

    Pool service, landscaping and vineyard work take place from time to time during stays. We keep it as unobtrusive as we can, but you may see the crew.

  • No outdoor fires

    There are no fire pits on the grounds, and open flames are not permitted anywhere outdoors — no portable fire pits, chimineas or candles. Sonoma County's fire risk is the reason, and it applies whatever the season.

Check-in is from 4:00pm and check-out is at 10:00am. Anything here you would like to talk through, ask us before you book — we would far rather sort it out in advance.
